Eject, is 'kick out of house a leasee for ex. who does not pay installments of rent, payable at the beginning of each month. Noun is 'ejection. In Latin Law, and some countries, leaser can legally kick out someone from a house rent, if he/she does not pay installments each month, or delays generally, despite notifications, or pays with many days delay repeatedly. Usually a contract should be redacted with all terms of rent included, and being signed by both parties, all terms have to be followed by them for avoiding ejection. -Contracts should have one year duration, unless else agreed, and raise rent (if not else defined in contract), can only, legally apply after one year, by 3% of amount of rent. Actually, for 3 months not paid rent, leasee should be notified, better in written, and leaser can claim the total amount due, after first days of three months, and if other reasons concur also, for ex. any damages in house, for which leasee is responsible, should be repaired at his/her own cost, in this case. If leasee continues staying in the house and refuses to go, an extra-judicial process can apply by house owner, to ask for anything due, and if leasee does not abide with this kind of notification, house owner can take legal action in this case.
